Lessors obligation when lease broken

      I am breaking my lease and being subjected to “buy out” charges, which amounts to the final 2 months’ rent of the lease contract. The lease states that the lessor will attempt to rent the apartment out for those final 2 months. How will I know if they do so, and what is their legal obligation in notifying me/returning my “buy out” fees. It is not legal for them to collect 2 months rent from 2 different parties, correct?
