Tenant made keys

We have had an unwritten but verbal rule that tenants are not to duplicate keys. Tenant let property Mgr know when she had given her key to a guest that would be coming and going on their own. PN has also given an extra key for tenants guest to use when requested

Pm noticed someone coming and going on their own frequently lately ask tenant if she had “made “ a key for their girlfriend. The answer was yes

Hmmmmm

Seems not a good idea and against policy. Especially since their is another roommate in the same unit. They run in different circles

We wouldn’t know if they break up – if the new person is coming g and going with permission etc

What are our rights as landlords?

Is there a written lease? Does it address the issue?

If you have a written lease, it needs to be amended with notice to the tenants.
