We have a tenant that did a lease on a rental house. She paid the deposit. She was to move in on Jan. 18th, 2020. We pro-rated the rent. The actual lease was dated from Feb. 1, 2020 to Feb. 1, 2021. She was given the accounts for the entergy and water to have the entergy, water turned on in her name. However, the day before the move in date on Jan. 18th, she texted and said she lost
job and not able to move in. She had been with the company for 14 years. She was to have paid the pro-rate rent on Jan. 18th. We took the ad down and assumed that she would be moving in. We did decline several other applicants. Now we are left with a vacant house and having to start the ad process all over again. We want to be fair to her and to us.
The question is: Do we return the complete deposit? or do we return half of the deposit?
